Riverwood
Riverwood is a golf course community
that is gated and deed restricted. It consists of 29 unique neighborhoods with
1323 homes situated on approximately 1300 acres of preserves, lakes, ponds, and
the Riverwood Golf Course. The community offers various types of homes,
including single-family homes, estate homes, villas, and condominiums.
The Gene Bates-designed par 72
Championship Golf Course is a 4.5-star facility with 18 holes, and it is
privately owned, open to the public, and available for memberships. The
restaurant on the premises is open every day to residents and golfers, while
evening events are exclusive to members only.
Riverwood has two governing entities:
The Riverwood Community Association (RCA) and The Riverwood Community
Development District (RCDD). Both entities serve different but complementary
functions. The RCA is a private, non-profit corporation responsible for the
day-to-day management of Riverwood, while the RCDD is a local government agency
responsible for infrastructure.
The RCA ensures that the community's
Covenants, By-laws, and Regulations are administered consistently throughout
Riverwood and provides community oversight in accordance with Chapter 720 of
Florida State Statutes. A five-member Board of Directors manages it, each of
whom is elected to a three-year term of service by the homeowners of Riverwood.
The RCA employs a Community Association Manager who directs a staff of paid
employees to perform the day-to-day operation. The RCA is funded by assessments
that are paid quarterly, and landscape services are an additional assessment if
the RCA maintains the neighborhood.
The RCDD is governed by a five-member
Board of Supervisors elected for a 4-year term during the general election by
Florida voter residents in Riverwood, in accordance with Chapter 190 of the
Florida State Statutes. The RCDD owns the Activity Center Campus Buildings and
amenities, water lines, sewer treatment facility, wastewater treatment
facility, dog park, RV and boat parking area, and the Beach Club. The RCDD is
funded through the Charlotte County Property Tax Bill tax assessments, while
the water and sewer are billed separately.
